Residence - Marina District, Mandeville, LA

Another challenging project in the Marina District in Mandeville.  Located on the East side of town along Bayou Castine, the Marina District offers many opportunities on unconventional sites.  This particular site is just two blocks away from Bayou Castine and is bordered one site by an undeveloped city street which is also provides natural drainage into the bayou, and also fronts the Tammany Trace.  The design concept developed primarily from the site.  A deep porch was placed down the east side of the home providing for morning sun and facing the mass of trees to the east which filter the morning light.  Placing the porch down the east side also protects it from the harsh afternoon sun.  All bedrooms open to this porch with large sliding glass doors.  The large open living space with its large north windows faces the Tammany Trace offering continuous activity in the form of bikers, runners, walkers, etc.  

 

The decision was made to elevate the home well above required flood elevation to facilitate parking and a workshop below rather than construct a separate garage building on site.  The result is a home that is beautifully sited and offers exceptional views of the Trace.
